We review the plans for drainage, insulation, and penetrations before materials are ordered, so issues get caught on paper instead of on the roof.
Roof Recover Over an Existing Roof
In some cases, a new membrane can be installed over a single existing roof layer that is dry and structurally sound. A recover can save on tear-off and disposal costs. However, it is only the right choice when the existing roof meets code and moisture testing confirms the insulation is dry. We will tell you honestly whether your building qualifies.
Commercial Roofing Systems We Install
We recommend a system based on how your building is used, its drainage, the rooftop equipment, and your budget. We don’t simply install whatever is easiest for us.
- EPDM rubber roofing: a proven synthetic rubber membrane that stays flexible in freezing weather and is straightforward to maintain.
- TPO roofing: a white, heat-welded single-ply membrane that reflects summer heat and suits large, open roof areas.

What Goes Into a Properly Installed Commercial Roof
A commercial roof is an assembly of layers, and each one has a job. When a bid is much cheaper than the others, one of these layers is usually missing or done poorly.
The Roof Deck
Everything starts with the structure. We inspect steel, wood, or concrete decking after tear-off and replace any sections that are rusted, rotted, or damaged before anything goes on top.
Vapor Retarder
On buildings with high interior humidity, such as pools, restaurants, laundry facilities, and some medical spaces, a vapor retarder keeps moisture from rising into the insulation and condensing there.
Insulation and Tapered Insulation
Rigid insulation, most often polyiso, controls heating and cooling costs and supports the membrane. Where a roof doesn’t drain well, we use tapered insulation to build slope toward the drains. Building slope this way is the most reliable way to get rid of ponding water.
Cover Board
A cover board adds a durable layer between the insulation and the membrane. It improves resistance to hail, foot traffic, and dropped tools, and it gives the membrane a smooth, solid surface to bond to.
The Membrane
This is the waterproof layer everyone sees. It can be attached in several ways, depending on the system and the building:
- Fully adhered
- Mechanically fastened
- Heat-welded
- Torch-applied
The attachment method matters as much as the material, especially for wind resistance on exposed South Shore buildings.
Flashings, Edge Metal, and Penetrations
Most commercial roof leaks start at the details:

Do I need to tear off my old roof, or can you install over it?

Installing over wet materials traps moisture and shortens the life of the new roof, so we don’t recommend it even when it looks cheaper on paper.
