Commercial Roofing in Brockton, MA
One Call Does It All
- Signature 5-Star Service
- BBB A+ Rated Contractor in Greater Boston
- Storm Damage Restoration Experts
When a commercial roof fails, the cost rarely stops at the roof. Water over a stockroom ruins inventory. A drip in a hallway turns into a slip-and-fall claim. A split seam in February means closed rooms, buckets on the floor, and tenants calling your cell phone at night.
MJY Construction has spent more than 20 years helping property owners and managers in Brockton and across Greater Boston stay ahead of those problems. We handle commercial roof inspections, repairs, maintenance programs, and full replacements, all with one licensed local team.
We are a family-owned company based on Liberty Street in Brockton. We are rated A+ by the Better Business Bureau and are a member of the National Roofing Contractors Association (NRCA). Our clients include:
- Apartment owners and HOAs
- Churches
- Assisted living operators
- Warehouse owners
- Retail landlords
What they have in common is a building they can’t afford to have out of commission.

Commercial Roofing Services
Each service below has its own page with more detail. Most of our commercial clients use several of them over the life of a roof. They usually start with an inspection and then move into a maintenance plan.
Commercial Roof Inspections
An inspection tells you what you have, how much life is left, and what needs attention first. We walk the full roof surface and check the seams, flashings, drains, and rooftop equipment curbs. We also look inside the building for signs of moisture. You get photos and a written summary in plain language.
Schedule a free inspection. If you are buying, selling, or refinancing a property, we also offer fee-based roof inspections for real estate transactions.
Commercial Roof Repair
Most leaks start in the same few places: seams, penetrations, parapet walls, and drains. The source is often several feet from where the water shows up inside. We track down the actual source and repair it with materials that are compatible with your existing system. Learn more about our roof repair services.
Roof Maintenance Programs
A scheduled maintenance plan is the least expensive way to own a commercial roof. Here is what a plan includes:
- Inspections twice a year
- Clearing drains and debris
- Resealing problem areas
- A running record of the roof’s condition
That record lets you plan capital spending years ahead instead of reacting to emergencies. See our roof maintenance programs.
Commercial Roof Replacement and New Installation
When repairs no longer make financial sense, we handle the full replacement project:
- Tear-off of the old roof
- Deck inspection and repair
- Insulation
- New membrane or shingle system
- Flashing
- Cleanup
We also install roofs on new construction and additions. Learn about roof replacement and new installation.
Storm Damage Repair and Insurance Documentation
Nor’easters, high winds, and heavy snow loads cause real damage in Southeastern Massachusetts. After a storm, we secure the roof and complete permanent repairs. We also document the damage with photos and written findings that support your insurance claim.

Gutters, Skylights, Chimneys, and Siding
A roof only performs as well as the building parts around it:
- Undersized gutters overflow into walls.
- Old skylights leak at the curb.
- A crumbling chimney lets water get behind the flashing.
Because we handle the full exterior, one crew can take care of all of it.

Commercial Roofing Systems We Install
Most commercial buildings around Brockton have flat or low-slope roofs. The best membrane for yours depends on four things:
- How the building is used
- How water drains off the roof
- What equipment sits on top
- How long you plan to own the property
We walk you through the tradeoffs before you commit.
EPDM Rubber Roofing
EPDM is a synthetic rubber membrane with a long track record in cold climates. It stays flexible through freeze-thaw cycles, handles UV exposure well, and is simple to repair. It fits buildings where durability and low upkeep matter more than reflectivity. Read more about EPDM rubber roofing.
TPO Roofing
TPO is a white single-ply membrane with heat-welded seams, which are often stronger than the membrane itself. The reflective surface lowers cooling loads in summer. TPO works well on retail, office, and warehouse buildings with large open roof areas and rooftop HVAC units. Read more about TPO roofing.
Modified Bitumen Roofing
Modified bitumen is a multi-ply, asphalt-based system that holds up well to foot traffic and punctures. It is a common choice for roofs that get regular service visits, for roof decks, and for smaller commercial buildings. Read more about modified bitumen roofing.
Pitched Roofs on Commercial and Multi-Family Buildings
Apartment buildings, condo associations, churches, and many mixed-use buildings have steep-slope roofs. We install premium shingle systems with manufacturer-backed warranties. Our shingle certifications include:
- GAF Master Elite Contractor
- CertainTeed Select ShingleMaster
- Owens Corning Platinum Preferred Contractor
For older properties, we also offer cedar and wood shake roofing and slate removal with asphalt shingle conversion.
Why Brockton Businesses Choose MJY Construction for Commercial Roofing
There are plenty of roofers in Plymouth County. Here is what property owners and managers tell us sets us apart.
More Than 20 Years in Brockton
Founder Manuel Mizhirumbay started MJY Construction after years working in the trades, and the company has been based in Brockton ever since. We know the building stock here, from brick mill buildings to older strip plazas to newer multi-family developments. We also know what local building departments expect on a commercial job.
Certifications That Carry Weight
Manufacturers award their certifications based on training, installation standards, and track record. Ours include:
- GAF Master Elite
- CertainTeed Select ShingleMaster
- Owens Corning Platinum Preferred
- Velux skylight certification
- NRCA membership
These credentials affect the warranty options available to you. They also mean our crews install to the manufacturer’s specifications.
Licensed and Insured in Massachusetts
We hold a Massachusetts Home Improvement Contractor registration (HIC 190768) and a Construction Supervisor License (CS-120075). We carry liability and workers’ compensation coverage. Before work begins, we will send certificates of insurance to your property manager or insurance carrier.
Documentation You Can Share With Your Board
Commercial decisions usually involve more than one person. We provide:
- Before and after photos
- Written findings
- Itemized estimates
With these, you can present the project to owners, partners, trustees, or a condo board without having to translate roofing jargon.
Work Scheduled Around Your Operations
We plan staging, material deliveries, and noisy tear-off work around your business hours and your tenants. Entrances stay clear, and the site is cleaned every day. You also get one point of contact who answers the phone.
One Contractor for the Whole Building Envelope
Roofing, gutters, siding, skylights, and chimney work all come from the same company. That means one schedule and one invoice. It also means no finger-pointing between trades when a problem sits where the roof meets the wall.
A Track Record You Can Check
We hold a 5.0 rating on Google across more than 160 reviews and an A+ rating with the BBB. Clients regularly mention our communication, clear documentation, and fast turnaround. Read our reviews.
Signs Your Business Would Benefit From a Commercial Roofing Partner
A roofing partner is a contractor who knows your building, keeps records on it, and shows up before small problems grow. If any of these sound familiar, it’s time to set one up.
- You only call a roofer after something leaks. Reactive repairs cost more and tend to happen on the worst days. They also give you no warning about what’s coming next.
- Water sits on the roof for more than 48 hours after rain. Ponding water speeds up membrane breakdown and adds weight to the structure. It usually points to clogged drains or a sagging deck.
- The same area keeps getting patched. Repeat repairs in one spot usually mean the real cause hasn’t been found, or that section of membrane is at the end of its life.
- Nobody can tell you how old the roof is. If you inherited or recently bought the building, you’re budgeting without the information you need.
- You manage more than one property. One contractor with records on every roof makes planning across a portfolio much simpler.
- Heating and cooling costs keep climbing. Wet insulation loses much of its R-value, and the moisture is often invisible from inside the building.
- You’re seeing interior warning signs. Stained ceiling tiles, musty odors, peeling paint near exterior walls, and rust on steel decking all point to moisture getting in.
- Your insurer, lender, or a buyer asked for a roof report. A contractor who already knows the roof can turn that around quickly, with photos and documentation.
- You’ve added rooftop equipment. New HVAC units, solar arrays, vents, and mounts all create penetrations that need proper flashing and follow-up checks.
Why Going With an Unqualified Roofer Can Cost Your Business Money
The lowest bid on a commercial roof is rarely the lowest cost. Here is where cheap or inexperienced roofers tend to cost property owners the most.
Low Bids Leave Things Out
Two estimates with the same bottom line can describe very different roofs. Low bids often leave out:
- Insulation upgrades
- Tapered insulation for drainage
- New edge metal
- Proper flashing at walls and curbs
Some low bids quote a new roof over the old one even when the existing layers are wet and should come off. The savings disappear the first time those shortcuts leak.
Voided Manufacturer Warranties
Manufacturer warranties depend on approved installation methods and compatible materials. A roofer who mixes brands, fastens incorrectly, or skips required steps can leave you with no warranty coverage at all. You may not find out until you file a claim.
Liability Lands on the Property Owner
If an uninsured or underinsured worker is hurt on your roof, the claim can come back to you. Massachusetts requires employers to carry workers’ compensation. Any commercial roofer should hand over current certificates of insurance without hesitation.
Permit and Code Problems Surface Later
Roof replacements in Massachusetts require a building permit, and the energy code can require added insulation when a roof is replaced. A contractor who skips the permit skips those requirements too. The problem often shows up during a sale, refinance, or insurance review, when fixing it is expensive and inconvenient.
Downtime Costs More Than the Repair
A repair that fails during a storm can shut down a sales floor, force tenants out of their units, or damage equipment and inventory. For most businesses, one day of lost operations costs more than the price difference between a qualified contractor and the cheapest bid.
The Wrong System for the Building
An inexperienced roofer tends to install whatever they know best, not what fits the building. The wrong membrane will fail years early on a roof with any of these conditions:
- Restaurant exhaust
- Heavy foot traffic
- Poor drainage

Commercial Roofing FAQs
How long does a commercial roof last in Massachusetts?
It depends on the system, the installation quality, and the maintenance. Typical lifespans are:
- EPDM: 25 to 30 years or more when well installed
- TPO and modified bitumen: 15 to 25 years
New England’s freeze-thaw cycles, snow loads, and coastal winds are hard on seams and flashing. Roofs that get inspected twice a year and repaired promptly tend to reach the upper end of these ranges. Roofs that are ignored often fail years early.
Should I repair or replace my commercial roof?
The answer comes down to how much of the roof is still sound.
- Repair is usually the smarter spend when leaks are limited to a few areas and the insulation underneath is dry.
- Replacement costs less over time when moisture has spread through a large share of the insulation, the membrane is brittle or shrinking, or you’re paying for repairs every season.
The building code also limits when a new roof can go over an existing one. A roof that already has two layers, or that has wet materials underneath, will generally need a full tear-off. Our inspection tells you which situation you’re in.
How much does a commercial roof cost?
The price depends on:
- Roof size
- The system you choose
- How many layers need to come off
- Insulation requirements
- Drainage changes
- How much rooftop equipment has to be worked around
Because these factors vary so widely, we don’t quote over the phone. After an inspection, you get an itemized written estimate that shows exactly what’s included, so you can compare it fairly against other bids. We also offer financing options.
Can my business stay open while you work on the roof?
In most cases, yes. We schedule the loudest work for off-hours when we can and keep entrances and parking areas clear. We also protect the interior below tear-off areas and close up the roof at the end of every day so the building stays watertight. For tenant-occupied buildings, we can help you plan notices ahead of time.
Which is better for my building: EPDM, TPO, or modified bitumen?
Each works well in the right situation:
- EPDM is durable, stays flexible in cold weather, and is easy to repair.
- TPO reflects heat, has welded seams, and suits buildings with high cooling loads.
- Modified bitumen handles foot traffic and punctures well.
We recommend a system based on your building’s use, drainage, rooftop equipment, budget, and how long you plan to own the property.
How often should a commercial roof be inspected?
The NRCA recommends inspecting low-slope roofs at least twice a year, and again after any major storm.
- Spring inspections catch winter damage from ice and snow.
- Fall inspections make sure drains are clear and the roof is ready for winter.
Our roof maintenance programs handle this on a set schedule.
Do you help with insurance claims for storm damage?
Yes. After wind, hail, or storm damage, we inspect the roof, take detailed photos, and write up our findings to support your claim. We can meet your adjuster on site. We can also complete temporary repairs to prevent further damage while the claim is processed. Learn more about our storm and wind damage documentation.
What warranties come with a new commercial roof?
Most commercial roofs carry two types of coverage:
- Manufacturer warranty: covers the roofing materials. Depending on the system and the installer’s credentials, it may cover the full system.
- Workmanship warranty: the contractor’s promise about the installation itself.
We explain the coverage options for your roof in writing before the project starts, so you know exactly what’s protected and for how long.
